The kitchen is set off from the living room by a dark granite counter that is ideal for casual dining. on the other side, a slightly lower counter holds a double stainless steel sink.
This sleek modern condo, part of the Stone Harbor complex in Bristol, got its start as part of the Namquit mill, a white stone-and-granite building with a distinctive tower that was first built in 1836 and rebuilt in 1843.
During its early years, the mill made cotton cloth, but by the early 20th century production had shifted to worsted fabrics, mohair and novelty yarns.
There are still some nods to the past within the three-bedroom condo, such as the industrial-style stair railings supported by a metal grate. The embrasure window openings — wider on the inside wall than the exterior — reflect the mill’s thick walls, which narrow somewhat in the upper floors.
Owners Bob and Jo Ziegler have owned the condo since 2005. Bob Ziegler said he likes the location, with several good restaurants within walking distance, the ease of the open floor plan on the first floor, and the access to Bristol Harbor.
The Zieglers said they hope to stay in Bristol, but would like to have a house with a garden and a yard for their dog.
There are two entries to the townhouse condo, either via the lobby off Thames Street and down an airy hallway with green walls and white ceiling, or along an exterior path through the landscaped grounds and through a door off the private stone terrace.
Walking into the unit from the hallway, there’s a pretty half bath to the immediate left with sea-green glass tiles and an intriguing cylindrical vanity/sink designed by Philippe Starck. To the right is a large closet.
The entry opens up into a large open space that contains the living room, kitchen and dining room. it has light maple flooring, white ceiling, and walls painted in shades of terra cotta.
The focal point for the living room is a gas-burning fireplace surrounded by slate, with built-in bookshelves and cabinetry on either side. a door off the living room leads to the terrace, with views across Bristol Harbor to Poppasquash Point in the distance.
The kitchen is set off from the living room by a dark granite counter perfect for casual dining. on the other side, a slightly lower counter holds a double stainless steel sink.
The kitchen has maple cabinetry, a Sub-Zero refrigerator clad in maple paneling, a stainless steel stove top and three ovens –– warming, microwave and conventional — stacked next to the refrigerator.
The dining area has a pair of modern light fixtures hanging down to illuminate the table.
At the top of the stairs is a sunny hallway, with walls that appear to be almost cream-colored. Jo Ziegler said it’s actually the lightest value of the terra cotta on the first floor.
Directly ahead is a guest bathroom in a soothing blue/green, with glass tiles, a deep tub, and a black granite counter surrounding the sink.
The large master bedroom, painted in Tiffany blue, has enough space for a sitting area. there are two large windows with water views.
The adjacent master bath has a striking floor of tan marble with turquoise glass tile insets. there are double sinks surrounded by more marble and a walk-in shower with rain nozzle, built-in seat, and a frosted glass wall.
Off the master bath is a walk-in closet with built-in shelves and drawers on both sides.
The second floor includes another spacious bedroom, painted a light sea-green, with two windows, a double closet and a nook that could be used either as a seating area or an office space.
There’s a smaller room on the second level, painted a deep terra cotta, that could be used as a third bedroom — it has a large closet — although the Zieglers have it set up as an office.
Along with the purchase of the unit, residents get underground parking, and access to Stone Harbor’s pool and exercise facilities. there is also a private marina that can accommodate residents’ boats as large as 60 feet. Marina slips must be purchased separately.
